Start with the hard numbers from La Marina Plaza: the town's 67 finished subsidised flats (VPO) sit in the Residencial El Puerto, on Camí dels Lladres, built between 2017 and 2021 and sold back then for roughly €140,000 each. A second block of 90 protected homes, up to three bedrooms, is now going up in the same Camí dels Lladres area, but this time the entry price is around €257,000. Access to any of them is governed by the Generalitat Valenciana's Decree 180/2024 on subsidised housing, so you cannot simply buy on the open market.

If those prices are out of reach, the newer routes are rentals. Since early September 2026, Dénia has 46 flats under the national Casa 47 scheme, its first batch of genuinely affordable rentals, and the town hall has announced 146 more affordable rental homes on the old railway station land at Manuel Lattur 11, though these are not built yet. For paperwork on either Casa 47 or the VPO waiting lists, the place to go in person is the Servicio Municipal de Vivienda on plaza Arxiduc Carles, which handles applications and eligibility questions.

The maths explains the frustration. La Marina Plaza calculates that one of the new €257,000 flats costs about €287,700 once VAT and fees are added, with an €82,100 deposit needed up front. For an 18 to 30 year old on the local average net wage of €1,220 a month, the repayments would swallow 68% of income; even in the 25 to 30 bracket, on €1,410 net, it is 59.5%. To keep housing costs to a sensible 30% to 35% of income, you would need to earn roughly €2,400 to €2,800 net every month.

What this means for you: if you are an English-speaking resident eyeing Dénia, buying through the subsidised scheme realistically needs a two-income household or savings above €80,000, so the Casa 47 rentals and the future Manuel Lattur homes are the more open door, and both run through that Arxiduc Carles office. Mayor Rafa Carrió has called the 46 Casa 47 flats a good first step but says Dénia needs more, and the town hall says it wants further tranches and a public rental stock built from Sareb and SEPES properties. No firm date has been set for new batches, so it is worth registering your interest now rather than waiting for the next announcement.
