A €10.5m Les Rotes villa exposes Dénia's housing gap. A seafront villa called Casa Punta Negra is for sale in Les Rotes, Dénia, at 10.5 million euros, while Dénia's median home sold for 325,000 euros in May 2026, so if you're househunting in the Marina Alta, the gap between the two is worth understanding.

According to La Marina Plaza, the property sits on the first line of the sea in Les Rotes, the rocky stretch of coast south of Dénia's port, close to the Punta Negra headland. It offers 639 m² of living space on a 2,400 m² plot, with four en-suite bedrooms, two guest bathrooms, a lift, a lagoon-style infinity pool, an indoor spa, a suspended fireplace, a summer kitchen, a solarium and a two-car garage. There's also a local cultural touch: a plaque bearing a poem by Dénia writer Maria Ibars is set into the boundary fence, partly hidden by plants.

The agent handling the sale is Berkshire Hathaway HomeServices, the luxury property network linked to US investor Warren Buffett. The same report says its Costa Blanca agency has had an office in Dénia since 2022, which shows how firmly Les Rotes and the wider Dénia coastline are now part of the international luxury market.

For everyone else, the figures look very different. Idealista puts the median sale price of a home in Dénia at 325,000 euros in May 2026, or roughly 3,530 euros per square metre. Renting is under strain too: La Marina reported in February 2026 that rent in Dénia can eat up as much as 87% of a young worker's salary, with a studio averaging 1,000 euros a month and a two or three-room flat about 1,300 euros. In April the same outlet reported that rents had risen 4.1% in the first quarter of 2026, reaching 14.78 euros per square metre.

What this means for you: if you're buying or renting in Dénia, check every listing's price per square metre against these benchmarks (about 3,530 euros to buy, 14.78 euros a month to rent) before you negotiate. Headline luxury sales in Les Rotes say nothing about typical prices. And with rents still rising, it makes sense to lock in a longer contract when you find a fair deal.

Along the coast, Dénia stays grey but mostly dry, between 22 and 27 degrees, with a 15% chance of rain and wind reaching 15 km/h. It's fine for a walk along the seafront, but an umbrella in your bag won't go amiss.

• Mutxamel traffic row over Ravel jams. Francisco A. Martínez, a Vox councillor in Mutxamel, has again asked the town's full council to reconsider the traffic direction on Pintor Lorenzo Casanova street, blaming it for congestion in the Ravel area, elperiodic Alicante reports. If you drive through Ravel regularly, this is one to watch: nothing changes for now, since this is only an opposition request, but the fact that it keeps coming back to the council chamber shows that the current layout is still causing trouble for local traffic.
• New director at Alicante-Elche airport. TodoAlicante reports that Francisco Hernández Amorós has been appointed director of Alicante-Elche airport. For the many residents who use Alicante-Elche for flights to the UK and the rest of Europe, the airport's day-to-day management now has a new leader, though the report gives no details yet on his priorities for the terminal or its services.
